The selling conditions and price-forming may be changed unilaterally by the seller such being the case the latter is obliged to inform the commissioners no less than seven calendar days prior to the moment when the change is taking place.

The clients and the commissioners may carry out reservations /a promise for a future purchase/ of properties in the complex for a period of one calendar month – during this period the Seller may not offer to third parties the property in question.
TERMS OF PAYMENT:
A) 1000 Euros reservation fee – in the moment of reservation;
B) 30 % of the sale price – upon signing of a preliminary sale agreement, within one calendar month from the payment of the reservation fee.
C) 40 % of the sale price – within 3 months form the payment of the first installment (B)
D) 30 % - the rest of the price – within three months from the payment of the second installment (C) , at the transfer of ownership;
The developer has a very flexible payment policy; there is an option that an individual payment plan is made for each particular client, on case to case basis.

TRANSFER OF OWNERSHIP:
A Title Deed is to be signed when the whole amount of the property price is paid ; The Seller grants to the Buyer the right of use/ownership over the real property after the sums stated in the preliminary agreement for purchase have been paid. The costs on transfer /notary, state fees, etc./ are on buyer’s expense.
The property price offered by the Seller is formed provided that the ownership transfer is carried out as per tax valuation. In case the Buyer wants the property to be transferred as per its selling price the latter pays through the seller the value added tax calculated over a basis formed as a difference between the tax valuation and the selling price of the property. If such is the case, the Buyer pays the whole increased amount of the costs on the property transfer as per notary order over the due ones for transfer as per tax valuation.
COSTS ON TRANSFER AS PER NOTARY ORDER:
The costs on transfer as per notary order include:
- local tax to the amount of 2 % of the taxable basis;
- Notary fee /proportionally over the taxable basis/ as per the table in Notary Fees Tariff;
- fee for registering the Title Deed to the amount of 0.1 % of the taxable basis;
- fee for transcripts of the Title Deed to the amount of 3 lv each;
Upon Buyer's request the developer can register the Buyer as an owner of the property before the Tax Authorities of Republic of Bulgaria, which has to be done within a fixed two months period from the transfer of the property as per notary order. For this purpose the Buyer is to authorize a Buyer's representative through a Notary and to pay him for the service done.
COMPLETION OF THE SITE
The site is completely finished and furnished.
MAINTENANCE OF THE COMPLEX:
The Seller shall undertake the management and maintenance of the residential complex and the Buyer shall pay for this an annual fee to the amount of 8 Euros (VAT not included), upon purchase of an apartment and 10 Euros (VAT not included), upon purchase of a shop.
RENTAL MANAGEMENT:
If the apartment owners would like to rent their properties out, the developer provides rental management of the properties. We have contracts for accommodation of tourists on self-catering basis with major British and Scandinavian tour operators. An average of 6000 Euros rental income from a one bedroom apartment can be expected per season. The apartment buyers can start receiving their rental income even before the transfer of ownership, provided that 50 % of the sale price is paid.
HOW TO RESERVE AN APARTMENT?
You can reserve this property through us for two weeks by transferring 1000 euro to our bank account. We will immediately pay the sum to the seller and he will take the property off the market.
