Guaranteed rental income for the years 2007 and 2008!

The property is located in one of the most famous resorts in Bulgaria - Sunny Beach with an area of 45 000 m2. It is situated at the northern part of the resort. It comprises of a 4-stars hotel facilities with a total built-up area of 56 000 ì2. The hotel will be situated at first line and a private beach will be available. The construction of the hotel has started in 2004 and was finished in July 2005 and was available for its first guests for Summer 2005.

Maintenance fee EUR 7.50/m2/year to be paid in one payment due in the period between 1st March-1st May each year

The developer has a long-term rental contract with TUI UK and TUI Nordic for the apartments offered for sale.
The management fee to be paid to the management company amount to 25% of the actual rental income and includes:
• Securing of the tourists who will rent the apartment
• Keeping up of the apartment – all cleaning and overhead expenses – electricity, water, and miscellaneous
• Full management and maintenance throughout the whole rental period.

The rental flat rates that are contracted are as follows:
• 50 Euro for all studio types per night/per unit
• 60 Euro for all 1 – bedroom apartment types per night/per unit

These prices are flat and are valid for the period of 24.05.2006–30.09.2006. The complex operational dates will be 1.05.2006 – 30.10.2006. The developer is prepared to contract additionally those extra several operational weeks (from 1.05.2006 till 24.05.2006 and from 30.09.2006 till 30.10.2006).

It is very important to note the following explicit requirement. Our main tour operators sign a contract for a stable rental rate per night during the whole operational period, no matter if this in May or July which are two completely different months for operation when it comes to tourists. Therefore, the tour operator needs full access to the properties during the whole operational season in order to occupy the units the best possible way.

It is imperative to note that the complex is fully ready and occupational since the end of May 2006. Therefore, all apartments are ready to be used and this means that the full purchase price should be paid when purchasing. However, we are prepared to discuss any possible options and payment plans according to individual resources.
Therefore, POSSIBLE PAYMENT PLANS can be:

1) Reservation Deposit – agreeable upon the units purchased, but individual deposit amounting to EUR 1 500
2) 1st installment: not less than 50% of the purchase price of a unit and not later than 21 days after reserving the units
3) 2nd installment: The rest of the purchase price corresponding to 50% should be paid not later than 1 1/2 months after the transferring of the first amount.

2. Payment plan:
• 1500 EUR reservation fee
• 50% - payable on signing the preliminary contract (up to 2 weeks after depositing the reservation fee)
• 40% - payable 2 weeks after the second instalment
• 10% payment upon notarization but not later than 3 weeks after the third instalment

3. Payment plan:
• 1500 EUR reservation fee
• 50% - payable on signing the preliminary contract (up to 2 weeks after depositing the reservation fee)
• 30% - payable 2 weeks after the first instalment
• 20% - payable within 2 weeks after the second instalment


HOW TO RESERVE THIS PROPERTY?
You can reserve this property with a deposit of 1500 euro for one week so the property is taken off the market. This amount will be deducted from the purchase price of the property when a Preliminary Purchase Agreement is signed with the seller.
