The property is located close to Sofia centre on Bulgaria Blvd and it has a wonderful view of Vitosha mountain. The property location provides easy access by car or public transport to both the city centre and the Sofia ring-road and thus to Vitosha mountain and outside the city.

MATERIALS and FINISHING WORKS

FACADES

The Interior walls which neighbour the apartments next door will be built of 25 cm ceramic bricks and the ones that separate the apartments into rooms will be 12.5cm thick.

FLOORS
The floors of all stores, office spaces and residential spaces will be handed over in levelled coat stage, so that each client can choose flooring of his/her own taste

EXTERNAL DOORS and WINDOWS
Each apartment will have an armoured front door installed. The windows will have 24mm PVC double glass profiles.

FINISHING WORKS
The walls and the ceilings will be handed over plastered which will allow the client to choose the final coat material according to his/her taste.

ELECTRICAL WIRING
Wall plugs and lamp keys will be installed, but no lamps will be provided. Telephone, cable TV, door bell and intercom wiring will be installed.

WATER SUPPLY and PLUMBING
The water supply system will be made of polypropylene pipes with hot and cold water terminals available. The plumbing will be of PVC pipes with 50mm and 110mm diameter.

HEATING and VENTILATION
The building will have central heating. Aluminium heaters will be installed and will be connected with the apartment collectors via polyethylene pipes. Chimneys will be provided for the kitchens.

COMMON SPACES
The common spaces will be entirely completed. The walls and ceilings will be painted with latex, the floors will be covered with marble and granite grease tiles. Railings will be mounted on the staircase.

CONSTRUCTION
The construction consists of reinforced concrete - columns, beams, discs. The roof represents an elongated shell which is covered with a membrane. The horizontal roof slates will be build with accordance with the "hot roof" principles

ELEVATORS
Six luxurious elevators are planned (two for each vertical body) and they will have automatic doors and will reach all floors, including the underground parking area.

The building is to be finished by February 2008 (Act 15).

15% of the property price-when PVC is fitted – expected 07.2007
