MAINTENANCE OF THE COMPLEX
A one – year fee is due which is spend on:
Maintenance of the territory of the complex;
Maintenance of the common parts of the buildings;
Maintenance of the swimming pools;
Maintenance of the green area of the complex;
Year round security;
Using of the swimming pools;
Electric lighting of the common territories;
Electric lighting of the common parts of the building.
The fee is in amount of 6.90 Euro per square meter per year + VAT 20% with the following discounts:
5.75 Euro per square meter for each apartment a year + VAT 20% for advance payment for three years
4.85 Euro per square meter for each apartment a year + VAT 20% for advance payment for five years
By wish of the owners, at additional payment the following services can be provided:
cleaning of the apartments all year round;
repairs of the apartments;
payment of the running accounts for the apartment /taxes, electricity, water etc./;
rent-a-car;
furnishing of the apartments;
using of the fitness club, tennis court, sauna, beauty centre, medical services ;
Other services, needed by the owners for their comfortable stay in “Panorama”.
Way of finishing:
The apartment buildings are built of steel-concrete construction and roof of “Bardolin”. The outer walls of the buildings are isolated with 4 cm thermo-isolation. The building group consists of 6 sections – A, B, C, D, E, F
The cost of the following completing works is included in the price of each apartment:

METHOD OF PAYMENT:
Reservation fee of 1000 Euro payable within one week from the date of the reservation
- 10 % of the price payable on signing of the preliminary contract
- 10 % of the price with in 3 months after first installment
- 10 % of the price with in 3 months after second installment
- 10 % of the price with in 3 months after third installment
The remaining 60 % can be paid with mortgage from a bank within three months after the fourth installment
Or with deferred payments arranged by the developer:
- Up to 5 years deferred payment with 5,0 % annual interest;
- Up to 7 years deferred payment with 6,7 % annual interest;
- Up to 10 years deferred payment with 7,8 % annual interest;
Use of the apartment after paid 30% of the price;
Notary act after full payment;
The legal services for transferring the deeds are taken by the developer – clients pay no fee for that.
You pay additionally only the half (1,5% of the amount of the deeds) of the notary and other state costs for transferring the deeds.
Apartments are finished, but not furnished. Furnishing available at additional price.

HOW TO RESERVE AN APARTMENT?
You can reserve this property with a deposit of 1000 euro for one week so the apartment is taken off the market. This amount will be deducted from the purchase price of the property when a Preliminary Purchase Agreement is signed with the seller.
