The property consists of two individual buildings – A and B, a parking lot, a pool, a children’s playground, a barbecue, and green areas. The buildings face south – towards the sea.
The buildings have three floors, they are 10 m high, and have an attic floor. The total residential area of the complex is 1200 m2. The residences in each building are of three types: two-bedroom – 3, one-bedroom – 5, and studio – 2. The hot water supply is done by individual electric boilers for each residence. The power supply takes into consideration the winter peak load of installation. The water pipes are insulated.
The structure of the buildings is frame reinforced steel, with non-supporting enclosing walls and internal walls filled with ceramic bricks. Each building has sixteen supporting columns and three anti-earthquake washers that secure the building for earthquakes of up to 7th degree.
The area of the complex is fenced with a metal fence of 1,80 m height. The access is limited to the owners and their guests.
The complex is located 1 km south of the town of Nessebar and 2,5 km from the Sunny Beach Resort, at approximately 80 m away from the seacoast. The Burgas International Airport is 18 km away, and the city of Burgas – 30 km away. Within 300 m of the complex there are seven hotel restaurants and food shops working throughout the year. At 100 m there is a stop of inner-resort public transport - town of Nessebar – village of Ravda. The coastline in front of the complex is a guarded free beach with fine sand, about 2 km long, with restaurants, VIP sections with umbrellas and lounges, water-motor sport facilities, yacht pier. Some 500 m north of the complex is the newest and largest on the Balkans Acquapark.
Degree of completion of the complex at transfer:
- Outside aluminium or PVC joinery with glass-package;
- MDF inner doors;
- Walls and ceilings – gypsum ground coat and latex painting;
- Floors terraces – granitogress, living room and kitchenette – terra-cotta, bedrooms – laminated parquet;
- Bathrooms – electric boiler, terra-cotta, faience, wash-basin, lavatory pan “monoblock”, mixture batteries fir shower and wash-basin, ventilator of the air-vent;
- Kitchenette: faience, terra-cotta, terminals for hot and cold water;
- Air-conditioning: independent air condition split-installations /hot-cold/ for each premises;
- Water supply and plumbing: PVC and polypropylene;
- Electric wiring: installed switches, outlets and sockets with bulbs;
- Cable: TV cable for each living room and bedroom, cable for telephone;
- Security-warning installation for each residence;
- Infrastructure: provided power supply; water supply, sewerage, external pool, parking lot, children’s playground, barbecue, planting and utilities as per design;
- In case of additional agreement, supplied, at wish of the customer, are:
o Kitchen equipment and furniture – sinks, mixture batteries, cupboards, absorbents, cookers, refrigerators, etc.;
o Furnishing of kitchens, living rooms and bedrooms;
o Security contract with licensed ÑÎÒ /Signal-Security Equipment/ company;
o Cable TV contract.
Note: In case of purchase of residence, an annual maintenance fee is agreed for subscription servicing of general parts of the complex.
